What the inspection covers
- Digital floor-level readings across the whole house to map high and low areas
- Interior cracks in sheetrock, tile and ceilings
- Exterior brick, slab edge and window gaps
- Doors and windows that bind or won't latch
- Drainage, gutters, grading and trees near the foundation
- Crawl space piers, shims and beams on pier-and-beam homes
What you get afterward
We walk you through the findings and give you a written summary with the floor-level map. If a repair is needed, you get a fixed quote and an explanation of why. If the house is stable and the cracks are cosmetic, we'll tell you that too, along with any drainage tips that will help keep it stable.
Inspections for real estate deals
Foundation questions come up constantly in Baton Rouge home sales. Buyers want to know what they're getting into, and sellers want to fix problems before they derail a closing. We schedule quickly and provide a written report and, if needed, a repair quote and warranty paperwork that can transfer to the new owner.
How often to check
If you've had foundation work done, a re-check every few years is a good idea, especially after an unusually wet or dry year. If you notice new cracks, doors that suddenly stick, or a change in how floors feel, call sooner. Catching movement early usually means a smaller, less expensive repair.
How to prepare for the visit
Clear a path to the walls in each room so we can take floor readings, and make a note of anything you've noticed: doors that started sticking, cracks that appeared, and roughly when. If you have past repair paperwork, an old survey or a previous inspection report, have it handy. On pier-and-beam homes, make sure we can reach the crawl space access. The visit usually takes about an hour, and you're welcome to walk along and ask questions as we go.
Inspection questions
Is the inspection really free? Yes, with no obligation. Do I need a structural engineer instead? For most homes, a foundation repair inspection answers the question. If your lender, insurance or a sale requires an engineer's letter, we'll tell you and can coordinate.
